VACATION RENTAL AGREEMENT This agreement is made between the host and the guest named below for the short-term rental of the property described in it. Host: ____________ Guest: ____________ 1. PROPERTY · STAY ____________. Maximum number of guests: 4 Check-in: ____________, from 3:00 PM · Check-out: ____________, by 11:00 AM · Number of guests: 2 2. PRICE AND PAYMENT Total: ____________ 30% of the total is due when booking and the balance 30 days before check-in. 3. CANCELLATION If the guest cancels at least 30 days before check-in, all payments are refunded. If the guest cancels at least 7 days before check-in, 50% of the payments are refunded. Later cancellations and no-shows are not refunded. If the host has to cancel, or the property cannot be used for reasons outside the guest's control, the guest receives a full refund for the nights not stayed. 4. TERMS OF THE STAY The guest agrees to follow these house rules: • Quiet hours are from 10:00 PM to 8:00 AM. Please keep the noise down, also on the balcony and in the hallways. • Smoking is not allowed inside the home. • No parties or events. • No pets, please. Only the guests named in the booking may stay overnight, up to the maximum number of guests. The property may not be sublet or used for commercial events. The guest is responsible for damage caused during the stay by the guest's party, beyond normal wear and tear, and reports any damage or breakdown promptly. The host may enter the property during the stay only for urgent repairs or emergencies, or at a time agreed in advance. Serious or repeated breaches of this agreement or the house rules, such as parties or more guests than allowed, allow the host to end the stay early without a refund for the remaining nights. The guest uses the property and its facilities, such as a pool or balcony, with due care. The host is not liable for loss of or damage to the guest's belongings, except where the law provides otherwise. Internet, water, electricity and other services are provided as available; short interruptions outside the host's control do not entitle the guest to a refund. What a vacation rental agreement covers
- The parties and the property: who rents to whom, the address and the maximum number of guests.

- Cancellation: how much the guest gets back, and until when.

- Responsibility: damage, the host's access, ending the stay after serious breaches and the limits of the host's liability.

When you need one
Airbnb, Booking.com and Vrbo apply their own terms to bookings made on their platforms. For direct bookings, by e-mail, phone or on your own website, a written agreement is how you set your terms. On a direct booking website, show the same terms before payment and have guests accept them.
