What changes on Vrbo on 29 October 2026
In an e-mail to hosts on 29 September 2026, Vrbo announced: "Beginning October 29, 2026, you will transition to a single, transparent 12% commission fee."

On a €1,000 booking, a host who paid €80 now pays €120; a host connected through software who paid €50 also pays €120. Vrbo has not said whether payment processing can still be charged on top in some regions, so check your payout breakdown after the change. How to protect your payout
- Raise your Vrbo prices by the amount the calculator shows, or set a Vrbo-specific markup in your channel manager.
- Watch your conversion: Vrbo guests already pay a guest service fee, so a bigger price increase is more visible to them than on Airbnb.

What is Vrbo's new commission?
From 29 October 2026 Vrbo charges hosts one 12% commission per booking, replacing the old pay-per-booking model of a 5% commission plus a 3% payment processing fee (or 5% for hosts connected through a channel manager).
Does the 12% Vrbo commission include payment processing?
Vrbo calls it a single commission, but its host terms still list commission and payment processing as separate items and say any processing rate is disclosed separately. Check your first payout after 29 October 2026.
How much should I raise my Vrbo prices?
To keep the payout you had at 8%, raise your Vrbo prices by about 4.5% (0.92 ÷ 0.88). If you were connected through a channel manager at 5%, you need about 8% more (0.95 ÷ 0.88). VAT on the commission increases these numbers if you are not VAT-registered.
Is Vrbo cheaper than Airbnb for hosts now?
At 12% Vrbo is still below Airbnb's 15.5% host-only fee, but Vrbo guests also pay a guest service fee on top. The calculator shows both payouts for the same stay.
