• Please sort the trash and recycling as shown on the bins.
• Accidents happen: please tell us if anything breaks, so we can fix it for the next guests.

How to use it

What to put in a welcome book

A welcome book (also called a house manual or guest binder) answers the questions guests would otherwise message you about. The best ones are short and follow the order of a stay:

  1. A short welcome from you, signed with your name.
  2. The essentials: check-in and check-out times, the WiFi network and password, and how to reach you.
  3. Arrival: how to get in, where to park, which floor and which door.
  4. How things work: heating and air conditioning, the coffee machine, the washing machine, the TV, hot water, the fuse box. One short paragraph each.
  5. House rules: the same ones guests accepted when they booked.
  6. Check-out: the time, the few tasks you ask for and where the keys go.
  7. Local tips: your favourite restaurants, the nearest supermarket, beaches and sights, how to get around.
  8. Emergency and help: the local emergency number, the nearest hospital and pharmacy.

Printed or digital?

Both, if you can. A printed booklet on the table is the first thing guests see, and it works without a phone or a connection. A digital guide is easier to keep up to date and guests can open it before they arrive. Paste the text version from this builder into your listing's house manual and print the booklet for the rental.

Tips that save you messages

  • Write instructions as steps ("press the power button, then the cup button") rather than descriptions.
  • Give guests the essentials in their language. Switch the booklet's language and print a second copy for the guests you host most.
  • Keep it short. If one appliance needs a page, put the two steps guests need in the book and leave the full manual next to the appliance.
  • Update it when the WiFi password, the rules or your favourite places change.
  • Keep it in sight: a clear folder or a ring binder on the dining or entry table, not in a drawer.
