Lots of one- and two-night stays? A high cleaning fee makes them look expensive, because Airbnb shows guests the total price. A minimum stay or a slightly higher nightly price often works better.

How to set a cleaning fee
Your cleaning fee should cover what one turnover really costs you:
- Labour: what you pay your cleaner per turnover (hourly rate × hours, or a fixed price per clean).
- Laundry: a linen and towel service, or your own washing, drying and replacements.
- Supplies: toilet paper, soap, coffee and cleaning products.
- Airbnb's cut: Airbnb calculates its service fee on the booking subtotal, which includes the cleaning fee. With the 15.5% host-only fee, a turnover that costs you 68 needs a cleaning fee of about 81 to break even, and more if you also pay VAT on Airbnb's fee.

Cleaning fee or higher nightly price?
Guests see the total price, so a high cleaning fee mostly hurts short stays: on a one-night stay it can be a third of what the guest pays. If most of your stays are short, a lower fee with a slightly higher nightly price, or a minimum stay, usually books better. If your stays are long, a separate cleaning fee keeps the nightly price low.
Direct bookings need a smaller fee
On your own booking website only card processing is deducted (about 1.5% for European cards with Stripe), so the same turnover needs a smaller cleaning fee, and the guest pays less.

How much should I charge for cleaning on Airbnb?
Enough to cover one turnover after Airbnb's fee. Add up your cleaner, laundry and supplies, then divide by 1 minus Airbnb's fee: by 0.845 for the 15.5% host-only fee, or less if you also pay VAT on it. The calculator does this for you and rounds the result up.
Does Airbnb take a fee on the cleaning fee?
Yes. Airbnb's service fee is calculated on the booking subtotal: the nightly price plus the cleaning fee and any extra guest fee, before taxes.
Should the cleaning cost be in the nightly price instead?
It depends on how long guests stay. With many one- and two-night stays, spreading the cost over the nightly price keeps short stays affordable. With week-long stays, a separate cleaning fee keeps the nightly price competitive.
What should a cleaning fee include?
Only what one turnover costs: the cleaner's time, laundry and the supplies you replace for every stay. Deep cleans, repairs and new linen are running costs that belong in your nightly price.
