How the Airbnb host fee works in 2026
Airbnb is moving every host to one host-only service fee. Instead of splitting the fee (about 3% for you, 14.1% to 16.5% for the guest), Airbnb now takes the whole fee from your payout and guests see one total price with no separate service fee.
- Most hosts pay 15.5% of the booking subtotal (nightly price plus cleaning and other fees you charge, before taxes).
- Brazil and Mexico: 16%. Some hosts pay between 14% and 16%.
- Hosts in the European Economic Area and Switzerland who were still on the split fee switch on 13 October 2026. The new fee applies to bookings made after the switch; earlier bookings keep their old fee.

Why your fee is more than 15.5%: VAT on the fee
In the EU, the UK, Norway, Switzerland and several other countries, VAT is charged on Airbnb's service fee. If you are not VAT-registered, that VAT is a real cost, so the fee you actually pay is 15.5% × (1 + your VAT rate):

If you are VAT-registered, Airbnb usually doesn't charge the VAT (you declare it on your own return), so your fee stays at 15.5%. In Ireland, Switzerland and South Africa Airbnb applies VAT whatever your status; registered hosts reclaim it. Source: Airbnb Help Center, article 436.
How much to raise your prices
To keep the payout you had under the old 3% split fee:
- VAT-registered host: raise prices by 14.8% (0.97 ÷ 0.845).
- Not VAT-registered in Italy: raise them by about 18.8%; in Germany about 18.2%.
Guests won't see a big jump: under the split fee they paid your price plus a 14% guest fee; now they pay one total. The calculator shows the exact new nightly price for your numbers.

How much does Airbnb take from hosts in 2026?
Most hosts pay a 15.5% host-only service fee on the booking subtotal (16% in Brazil and Mexico). In the EU, UK, Norway and Switzerland, VAT is added to that fee for hosts who are not VAT-registered, which makes the real fee about 18.1% to 19.7% in the EU depending on the country's VAT rate (16.8% in Switzerland).
When does the new Airbnb fee start in Europe?

Is the 15.5% Airbnb fee with or without VAT?
