What a stay receipt should show
- Who: your name (or company) and address, your tax ID if you have one, and the guest's name.
- What: the property, the dates of the stay, the number of nights and guests.
- How much: each amount on its own line (accommodation, cleaning, extras) and the total received.
- Tourist tax separately: you collect it for the municipality, so it isn't part of your income.
- How and when it was paid, a receipt number and the date, and your signature.
When you need one
Airbnb, Booking.com and Vrbo give guests their own receipts. For direct bookings, and for anything paid in cash at the property, the receipt is up to you. A receipt is not a VAT invoice: if you are registered for VAT, or rent as a business, your country's invoicing rules apply.
Italy: ricevuta per affitto breve
Italian law doesn't oblige private hosts to issue a receipt for a short let, but guests often ask for one and it proves the payment. A receipt without VAT for more than €77.47 needs a €2 revenue stamp (marca da bollo): choose Italy and the receipt leaves a box for it. You can also add the wording "locazione breve ai sensi dell'art. 4 del D.L. 50/2017", the decree that defines short lets by private individuals.

What should a receipt for a short-term rental include?
Your name and address, the guest's name, the property, the dates and number of nights, each amount you received (accommodation, cleaning, extras), the tourist tax on its own line, the total, how and when it was paid, a receipt number, the date and your signature.
Do I have to give guests a receipt?
It depends on the country and on whether you rent as a private person or a business. Platforms send their own receipts for bookings made there; for direct and cash bookings a receipt is good practice, and businesses must usually issue an invoice instead.
Does a receipt in Italy need a revenue stamp?
Yes, when it is for more than €77.47 and no VAT is charged: a €2 marca da bollo goes on the original given to the guest (DPR 642/1972). This tool leaves a box for it when you choose Italy.
Can I write the receipt in the guest's language?
Yes. The receipt's headings, lines and payment wording come in 28 languages; your own descriptions and notes print as you typed them.
