What the CIN is

The CIN (codice identificativo nazionale) is the national identification code that Italy's Ministry of Tourism gives every accommodation, including apartments and rooms let for short stays. You request it in the Ministry's accommodation database (BDSR) at bdsr.ministeroturismo.gov.it, logging in with SPID or CIE. The rules are in article 13-ter of decree-law 145/2023.

Where the CIN must appear

  • Outside the building where the apartment or structure is, within any town-planning and landscape constraints.
  • In every ad, on every platform and website where the property is advertised.

Where condominium rules limit signs, the Ministry accepts other ways of making the code visible to the public. There is no national size or material, but some municipalities set their own, especially in historic centres: check with yours before you have a plate made.

Fines

Under paragraph 9 of article 13-ter, renting without a CIN costs €800 to €8,000, and not displaying the code or leaving it out of an ad €500 to €5,000 per property, depending on its size, with the ad taken down. Where a region has its own penalties for the same breach, those apply instead.

Where do I have to display the CIN?

Is there a required size for the CIN sign?

There is no national format. Some municipalities have rules on size and material, especially in historic centres, so check yours. This tool makes signs of 20 × 10, 15 × 7.5 and 10 × 5 cm.

What is the fine for not displaying the CIN?

€500 to €5,000 per property, depending on its size, plus removal of the ad (article 13-ter, paragraph 9, of decree-law 145/2023). Renting without a CIN at all costs €800 to €8,000. Where a region has its own penalties for the same breach, those apply instead.

Does the CIN replace my regional code?

Not necessarily. Several regions keep their own identification code, such as the CIR; show both where your region requires it. You can add the regional code to the sign.
