How much of everything

Most of the list follows a few rules of thumb hosts use:

WhatHow manyWhy
Bed linen sets3 per bedOne on the bed, one in the wash, one spare
Towel sets3 per guestIn use, in the wash and a spare
Plates, bowls, glasses, cutlery2 per guestOne round can be in the dishwasher
Pillows2 per guest, plus sparesGuests like a choice of firm and soft
Mattress protectors2 per bedAccidents happen the night before a check-in
Hangers6 per guestNobody has ever complained of too many

What guests expect without asking

Clean towels and bed linen, pillows, soap and toilet paper, a kitchen they can cook a simple meal in, a hairdryer, good WiFi and a place to put their suitcase. Anything you list in your amenities must be there and working: a missing coffee maker turns into a review.

Buy to last

  • White linen and towels can be bleached and mixed from different sets.
  • One model of plate and glass makes broken pieces easy to replace.
  • Washable covers on sofas and cushions, and dark rugs.
  • A spare of everything that breaks: glasses, the kettle, light bulbs.

Safety first

Smoke alarms, a carbon monoxide alarm wherever there's gas, oil, wood or a fireplace, a fire extinguisher, a fire blanket in the kitchen and a first aid kit. Many countries and cities require some of these in holiday rentals: check your local rules, and hang a fire escape plan on the door.

Then tell guests where everything is

Once the home is ready, a welcome book tells guests where to find things and how they work, and a cleaning checklist keeps every turnover the same.

Frequently asked questions

What do I need to furnish an Airbnb?

Beds and good mattresses with protectors, three sets of linen per bed, three sets of towels per guest, a fully equipped kitchen with twice as many plates, glasses and cutlery as guests, a sofa, lamps, WiFi, cleaning equipment and safety items: smoke alarms, a CO alarm where needed, a fire extinguisher, a fire blanket and a first aid kit.

How many sets of sheets and towels does a rental need?

Three sets of bed linen per bed and three sets of towels per guest: one in use, one in the wash and one spare. That covers back-to-back check-ins and the odd stain.

How many plates and glasses should a rental have?

About twice the maximum number of guests, so one full set can be in the dishwasher or the sink while guests still have clean ones.

What safety equipment does a vacation rental need?

At least smoke alarms, a carbon monoxide alarm wherever there's gas, oil, wood or a fireplace, a fire extinguisher, a fire blanket and a first aid kit. Local rules may ask for more, such as an escape plan or emergency lighting.

Is the checklist saved?

Yes, in this browser only: your numbers and the items you've ticked stay there until you start over. Nothing is uploaded.
