What a host with 1 to 3 rentals needs

Most small hosts need five things:

1. One calendar. A booking on Airbnb blocks the dates on Booking.com, Vrbo and your own site, and the other way round.
2. Fewer messages to type. Check-in instructions, Wi-Fi, house rules and checkout reminders sent at the right moment.
3. A cleaning plan that follows the bookings, so the cleaner knows when to come.
4. Direct bookings from returning guests and from people who find your rental by name, without a platform fee.
5. Local paperwork: your registration number in every ad, tourist tax and guest registration.

Owner statements, trust accounting, team permissions and revenue management across dozens of units are for property managers. You can add them later.

The three kinds of software

Calendar links are free and every platform offers them, but each platform refreshes them on its own schedule, from minutes to a few hours. With calendar links, block same-day bookings or keep a buffer night between stays; a channel manager closes that gap.

Property management systems: prices for 1, 2 and 3 properties

Monthly price, paid month to month, of the cheapest plan that includes a direct booking website:

• Guesty Lite costs "from $9 per listing per month", is meant for hosts with 1 to 3 listings and includes the channel manager for Airbnb, Booking.com and Vrbo, a shared inbox and a direct booking website.
• Lodgify's Starter plan covers up to two properties; its Basic plan (€16) has no website. In US dollars: $33, $40 and $119. Paying yearly saves 20%.
• Smoobu adds €12 a month for each further unit. Paying yearly saves 10%, two years 20%; cancelling needs 30 days' notice before the renewal.
• OwnerRez charges $40 for the first property and $15 each for the second and third, plus its hosted website ($15, then $5 for the second property and $3 for each further one). Channel management is included.
• Hospitable includes the direct booking website from its Professional plan. The Host plan ($29, or $39 for two properties) has no website, and the free Essentials plan syncs Airbnb, Vrbo, Booking.com and Agoda with a shared inbox, also without a website. Paying yearly saves 12%.

Card processing (Stripe, PayPal or the vendor's own payment service) and VAT where it applies come on top of every price.

Booking websites: prices for 1, 2 and 3 properties

Book With Haven's prices are founding prices: $9 a month billed yearly for one property, plus $3.99 a month for each further one. Which kind fits you

• One or two properties, mostly on one platform, and you want direct bookings: a booking website. At this size calendar links are enough if you keep a buffer night or block same-day bookings.
• Two or three platforms with instant booking and busy seasons: a channel manager, which in practice means a PMS such as Smoobu, Lodgify, Guesty Lite or Hospitable.
• Lots of guest messages that you want in one inbox: a PMS. If you don't need a website yet, Hospitable's free Essentials plan is a way to start.
• You want accounting, rental agreements and many integrations (common in the US): OwnerRez.
• Guests from many countries: check which languages the website and the guest messages speak, and when support answers in your time zone.

What to check before you sign up

1. Which plan includes the website. Several products sell it only from a higher plan (Lodgify Starter, Hospitable Professional).
2. Booking fees on top of the price. Smoobu's Flex plan takes 0.9%, Guesty Lite 1% per reservation, Hospitable 1% on direct bookings with its basic option.
3. Who processes payments, at what fee, and when the money reaches you.
4. How calendars connect: official channel connections (minutes) or calendar links (minutes to hours).
5. Notice periods. Yearly plans are paid in advance, and Smoobu asks for 30 days' notice before the renewal.
6. Your data and your domain. Can you export guests and bookings, and is the domain registered in your name?
7. Local rules. Can the website show your registration number, such as Italy's CIN, Spain's regional number or France's numéro d'enregistrement?
